When Should I Replace My Roof?

Timing is critical when it comes to replacing your roof. It is the best layer of protection your house has against the elements. For that reason alone it is critical to ensure it stays in a healthy, working condition.

So how do you know when a few repairs will do, or when it’s time to replace your roof? There are a few key factors to keep in mind as you consider your options.

An asphalt shingle roof has a life expectancy of about 20 to 25 years. Once it hits that window, you probably need to replace it – even if the shingles look pretty good from the ground.

At this age, often the granules on the shingles can loosen, or the roof can develop mildew or mold, leading to more expensive roof repair.

The condition of your shingles is a telltale sign for whether you will need to replace your roof. If your shingles are curling, it may not be long before your roof sustains more serious damage, or becomes susceptible to leaks. Your shingles can no longer adequately protect the full space on your roof at this point.

Isolated cracked shingles can sometimes be repaired. But when they are intermittently spread throughout the roof it might be time to think about replacing your roof.

Another sign that you may need to replace your roof is if there are missing shingles. Functionally, you can replace the missing shingles. Cosmetically it can be difficult to find shingles that match what’s already on your roof.

The purpose of the granules on your shingles is to keep the sun off the asphalt. Once the granules have been compromised, your roof is more susceptible to the heat from the sun – which can cause damage to escalate in a hurry.

Inspect your gutters after rain for granules pooling. Dark spots on the roof are a sign that granules have washed away.

If you can see the sun through the roof in the attic it’s a sign that what’s outside can get in. Take a look around your attic at that point for water stains. At this point, you’ll likely need to have your roof replaced.
